Breaking ground on Serenada: A New Village Begins
Where Attainability Meets Community in Waller County
On July 17, Maple Development officially broke ground on Serenada, a thoughtfully designed master-planned village in Pattison, Texas—marking a major milestone in our mission to bring homeownership within reach.
Serenada is a place perfectly balanced between natural beauty and modern convenience. This harmony isn’t just a tagline—it’s the community philosophy. Set just west of Katy in Waller County, the community is more than a neighborhood—it’s a village built around people. With a design focused on walkability, green spaces, and hometown warmth, this 155-acre community will soon offer 467 homes starting in the $300s, designed with both comfort and attainability in mind.
“At Serenada, we’re developing more than land—we’re planting roots,” said Itiel Kaplan, CEO of Maple Development. “We’re creating a place where families will build lives, where neighbors become friends, and where a vibrant community will thrive.”
The groundbreaking ceremony was a joyful gathering of Maple team members, builders, investors, and community leaders. We were honored by the presence of Waller County Judge Trey Duhon, Commissioner Justin Beckendorff, and many of the partners who are helping bring Serenada to life—including CastleRock Communities, Davidson Homes, Saratoga Homes, and our investment teams at Atentik and TREZ Capital.
Designed to encourage connection, Serenada’s amenities will include:
Scenic walking trails
A community fire pit
Pickleball courts
A peaceful pond
An open-air pavilion
Several gathering spaces
These features are rooted in our belief that great communities begin with intentional design—not just large land parcels. Serenada spans under 200 acres, offering a more intimate scale than traditional master-planned communities, which often exceed 1,000 acres. This smaller footprint gives homeowners a stronger sense of belonging and easier access to amenities, while enjoying proximity to key destinations.
Living in Serenada means your children benefit from Royal ISD’s full K-12 experience, including a STEM Academy, greenhouse, and advanced athletic & tech facilities.
Located minutes from I-10 and close to major employers like HEB’s distribution center and Tesla’s proposed Megapack battery facility, Serenada offers residents the rare combination of peaceful, rural surroundings and convenient access to modern infrastructure and opportunity.
“What is pasture now can one day be somewhere where people build dreams,” said Judge Trey Duhon. “Waller County continues to be one of the best places to live, work, and play because of partners like Maple that build first-class developments.”
We anticipate Serenada’s model homes and amenity spaces to be completed by summer 2026 , and we couldn’t be more excited for the journey ahead.
